Established in 1999, Premium Mortgage is headquartered in Rochester, NY and is one of the largest independently owned mortgage banks in Upstate New York. The company's ability to provide innovative programs and services to their clients meant that they grew steadily through the early 2000's and eventually realized it was time to find newer, larger office space. Two years into the search, space was secured, gutted and a blank slate was at their disposal.

Their main objective was to make the offices a true destination for their clients and the real estate community. Their list of requirements included the need for more storage space, a comfortable waiting room, and a beautiful conference room.

The office was designed to be an inviting, comfortable and memorable space that incorporated the outside environment while maintaining a residential feel. The new corridors became like a walk through a residential community. A waterfall provided a tranquil feeling next to the waiting room that also added natural white noise to help conceal private conversations in the adjacent conference room. The ends of each hall contained patios with tables and chairs which provided a destination locale, even within the confines of the office space. Natural materials such as wood and stone helped to keep the exterior and residential feel of the overall design.
